Frequently asked questions
Here are clear answers to the questions homeowners ask most often before we begin.
Can you attend a contractor or technician appointment at my home?
Yes. I can be there in person to help you slow the conversation down, ask clear questions, and keep the decision in your hands.
Can you help me understand a proposal or estimate?
Yes. I’ll walk you through what’s included, what’s optional, and what still needs answers before you agree to anything. Every written estimate or proposal I review also includes a Proposal Clarity Scorecard.
How do multiple options from one contractor count?
Multiple options from the same contractor count as one contractor proposal, not several. Review of up to four contractor proposals is included. Each contractor’s proposal may include multiple repair or replacement options, including Good, Better, and Best options.
Do you help homeowners who feel rushed, confused, or pressured?
Yes. That’s one of the most common reasons people reach out. I help you separate clear recommendations from sales urgency so you can move forward confidently.
Do you work with seniors and first-time homeowners?
Yes. Many of the homeowners I support are seniors, adult children helping a parent, or people navigating a home decision for the first time. They often tell me they appreciate having someone patient, clear, and pressure-free at their side.
Do you work for or receive money from contractors?
No. I don’t accept commissions, referral fees, kickbacks, or any payment tied to the work being recommended. My guidance is fully independent.
Do you choose the contractor for me?
No. I don’t recommend specific companies or steer you toward any provider. What I can do is help you compare options, understand proposals, and spot red flags so you feel confident in your choice.
Do you negotiate prices with contractors?
No. Some homeowners want someone to negotiate for them. That’s not my role. My role is to help you understand what’s being recommended, what’s clear, what’s optional, and what still needs answers — so you feel confident asking any question you want, including pricing questions, directly to the contractor.
Are you a property manager?
No. I don’t manage contractors, schedule work, oversee projects, or coordinate repairs. Property managers handle the work itself. My role is different — I help you understand what a contractor or technician is recommending so you can make a clear, confident decision before agreeing to anything.
Do you inspect, supervise, or guarantee the contractor’s work?
No. I’m not a home inspector or contractor. What I can do is help you understand the scope, keep expectations visible, and stay aligned with what was agreed so you feel confident throughout the process.
Do you sign contracts or authorize work for me?
No. You remain in full control of every decision. I help you understand the details so you can sign only when you’re comfortable — never rushed, never pressured.
Are you insured?
Yes. Higgins Home Advocacy carries General & Professional Liability Insurance.
What areas do you serve?
Palm Beach County, with extended service available in Martin and Broward counties.
How much does the service cost?
All pricing is published openly in the Services & Transparent Fees section. Each service includes a clear checklist of what’s provided, with no travel fee in Palm Beach County.
How do I get started?
Call, text, or email with a short description of the project and what the contractor or technician recommended. I’ll help you understand your options so you can move forward confidently.
